        <title><![CDATA[Heatley Mere, Lymm, Cheshire]]></title>
        <description><![CDATA[Nikal purchased 13 acres of residential development land in Lymm, Cheshire in 2003 under its 'surrogate investment program’. The program offers large residential developers, including PLC's, the opportunity of returning higher IRR's by taking the land asset off balance sheet. <br><br>In this case Countryside Properties were obligated to draw the land down from Nikal in line with an agreed development timetable, whilst Nikal carried the residual ownership of the land. In affect the residential developer pays for the land as and when it is drawn down, instead of paying for the whole site day one.<br><br>Countryside built over 200 homes on the site and is a successful example of private companies working in collaboration. <br/> <br/> <a href=""></a> ]]></description>

        <title><![CDATA[Hive @ Masshouse, Birmingham]]></title>

        <title><![CDATA[Masshouse Phase II, Birmingham]]></title>

        <title><![CDATA[Mynshulls House, Manchester]]></title>
        <description><![CDATA[Nikal have acquired one of Manchester's most recognisable buildings for their new head office.  The listed structure combines two distinct buildings that will form the final piece of regeneration in the area destroyed by the Manchester bomb.         <title><![CDATA[Masshouse, Birmingham]]></title>
        <description><![CDATA['Masshouse Developments' is a joint venture between Nikal and The Royal Bank of Scotland, intent upon creating a new City Centre community. <br><br>With a budget of some £330m, this development will deliver a total of 1.1m / sq. ft. of space, in seven landmark buildings rising from 8 to 18 storeys, consisting of 500,00 sq ft of Grade A office accommodation, 550 high spec apartments; ground floor retail, leisure and licensed outlets and 800 parking spaces.<br><br>Hive, the residential phase of Masshouse, comprising two schemes of 173 units and 167 units has been built and sold.  Phase II of 250,000 sq ft of magistrates courts is expected to commence shortly and a further 170,000 sq ft of office space is currently in a detailed stage. <br><br>Furthermore, two significant public piazzas practically extend the core of the city, providing an exciting gateway to Eastside.         <title><![CDATA[Freedom Quay, Hull]]></title>

        <title><![CDATA[Soapworks, Salford Quays]]></title>
        <description><![CDATA[In November 2008 the former Colgate Palmolive site was purchased in partnership with The Carlyle Group and Abstract Securities.<br><br>The 8.4 acre site is strategically located in Salford Quays, Manchester’s equivalent of Canary Wharf, and lies within the key regeneration area of Media City.<br><br>Our vision for the site will see the transformation and regeneration of the historic factory buildings into a new and unique office and leisure quarter of over 500,000 square feet.<br> <br>Planning approval was granted in 2010 and construction of the first phase – the boilerhouse – was complete in December 2010.         <title><![CDATA[Cathedral Park, Wells, Somerset]]></title>
        <description><![CDATA[Set on a 17 acre site at the edge of the City of Wells, Cathedral Park is a high quality business park destination serving local and national occupiers.         <title><![CDATA[Altair, Altrincham, Cheshire]]></title>
        <description><![CDATA[Altair is a 5 acre regeneration site located adjacent to Altrincham’s transport interchange in the heart of the town centre.<br><br>Nikal secured the site through a developer competition in 2006 and under the terms of their development agreement with Trafford Borough Council secured an outline planning application in March 2008.<br><br>Our vision is to develop a 21st Century environment that respects Altrincham’s historic market town roots. <br><br>The project will deliver over 2000 jobs to the local economy together with significant public landscaped squares and a new source of green energy for the town. We aim to deliver high quality office space to meet the demand of new and established businesses that would otherwise be lost to the town, together with a high quality hotel, luxury retail and restaurants, 600 public parking spaces and of course a new permanent ice rink.<br><br>Nikal were instrumental in delivering the temporary facility and Manchester Phoenix to Altrincham.
